A two-stage design process allows us to agree the principles of development proposals at an early stage.
First a sketch scheme is produced showing how the developer intends to respond to the brief and the site context. It also uncovers what is practical on the site - there is flexibility within the brief to allow for alterations if required.
An outline grant appraisal will be undertaken once the sketch scheme has been agreed, which gives the developer the comfort of an in-principle allocation of funding. Then detailed proposals are drawn up for the planning application and HMR grant application.
Throughout this process we meet regularly with developers to discuss how the design will evolve. These meetings will include officers from housing, development control, regeneration and highways as well as the HMR Design Manager.
